General contractors are typically engaged under a stipulated sum contract, after the owner’s architect has prepared a complete set of plans and specifications suitable for competitive bidding. The stipulated sum agreement binds the contractor exclusively to the work described in the plans and specifications as a result the client has complete responsibility of costs resulting from errors, omissions or differing conditions. The sequential nature of design – bid – build typically takes longer but allows for a client to pause and reevaluate at each of the project milestones.
