Integrated Project Delivery

Integrated project delivery (IPD) is a system that seeks reduce waste by aligning interests, objectives and practices in the most integrated way currently possible. The core of an IPD is the creation of the projects Single Purpose Entity (SPE). The SPE is formed through multi- party contracts between the primary team members include the owner, architect, key technical consultants as well as a construction manager and key subcontractors. IPD combines ideas from integrated practice and LEAN construction to solve several problems in contemporary construction such as low productivity and waste, time overruns, quality issues, and conflicts during construction among the key stakeholders of owner, architect and contractor. Unlike the design–build project delivery method which typically places the contractor in the leading role on a building project, IPD seeks to democratize the responsibility and risk across the entire building team. Due to the transparency and its unique multi party contracts IPD has proven on to nearly eliminate the risk of litigation when properly implemented.
